Quetin Tap | Pizza & Sports Bar
Located at 783 N. Quentin Rd in Palatine, Illinois, Quentin Tap is a vibrant sports-bar concept from GSK Management offering tavern-style pizzas, ice-cold beer pitchers, and a welcoming, energetic atmosphere for both game-day crowds and casual dining.
Quentin Tap is a father-and-son venture, led by co-owner George Tselos (also founder & CEO of GSK Management) and his father. They selected a 3,378 sq ft space at 783 N Quentin Rd (formerly occupied by Oak Alley), situated at the southeast corner of Quentin Rd. and Northwest Highway in Palatine.
The concept: combine an elevated yet accessible sports-bar experience — hand-tossed pizza, fresh sandwiches, craft/drink specials — with a community-centered hangout where friends, families and sports fans alike feel at home.

Strategic Value & Positioning
- Market positioning: Situated in a north-western suburb of Chicago with strong local patron potential and convenient parking, Quentin Tap serves as both destination and neighborhood hangout.
- Tenant/asset synergy: The hospitality asset is directly managed by GSK, underscoring the firm’s dual role in property and operations — aligning real estate value creation with hospitality execution.
- Differentiated offering: By emphasizing tavern-style pizza, casual favorites, and a large draft/beer selection, Quentin Tap distinguishes itself from generic bar concepts and appeals to broader demographic segments (families, sports fans, after‐work groups).
Operational Highlights
- Community & branding: The “Where Calories Don’t Count and the Game Always Matters” tagline underlines the fun, relaxed ethos.
- Menu & guest experience: Daily specials (e.g., $5 drafts, 99¢ wings, half-off pizza/burgers) encourage frequency and value perception.
- Physical design: Ample bar seating, comfortable dining zones, and display of sports screens create an energetic environment while maintaining comfort for non‐sports guests.
- Operations & management: With in-house ownership and GSK’s experience in hospitality (e.g., Emerson’s Ale House) the management team brings operational best practices, including guest engagement, staff training, build-out optimization, and brand consistency.
Results & Impact
- Community response: Early reviews on Yelp and local forums highlight friendly service, good value specials, and deep local appeal:
- “New place feels really comfortable with a big bar… The crust is both crispy and fluffy.”
- Portfolio enhancement: Quentin Tap functions as a model hospitality asset within GSK’s commercial-real-estate portfolio, demonstrating how hospitality businesses can activate CRE properties, attract foot traffic, and enhance asset valuation.
- Replication potential: The success of Quentin Tap supports GSK’s strategy to incorporate hospitality uses (restaurant/bar) into mixed-use or standalone real-estate assets — boosting NOI, engagement, and brand longevity.
Key Learnings & Recommendations
- Hospitality as anchor use: Embedding a well-positioned restaurant/bar operator at the ground level or as a tenant can materially influence the value of the underlying real‐estate asset.
- Localised concept execution: Even in a sports-bar model, tailoring offerings to local suburb dynamics (family timing, specials, comfortable atmosphere) matters.
- Operational control matters: Direct management or close partnership of hospitality operations ensures alignment between property goals and guest experience—something GSK executes.
- Foot-traffic & visibility: A visible, accessible location with parking and local reach helps drive consistent patronage, especially in suburban settings.
